Cell C new Call centre in Parktown

Cell C has put a premium on business continuity and Green Wave Automation was able to install a BMS system within budget and time frame increasing their control of all essential equipment and reducing reaction time to alarm conditions. This was achieved by working with their operations team, identifying their key requirements, demonstrating existing building management systems we had installed and then working together with all the other suppliers of technology.

The technology and key benefits include:

  • BMS system monitors and controls all utilities - HVAC, generators, fire detection, UPS, water tanks, power consumption, temperature, humidity, VA/M & carbon footprint. No more independent systems, with an easy integration setup all utilities are managed from one platform and from any location.
  • Pro-active management is achieved by sending system generated alarms to identified personnel, who can view the alarm from any internet connection, decreasing response times significantly
  • The solution is modular so as the client requests more functionality we can expand control accordingly

This existing building was first audited to determine actual usage patterns and levels, as well as potential savings and ROI. Payback periods were estimated as 2.14yrs, whilst the current payback has been 1.9 years. System includes the following:

  • BMS to control air-cons, geysers, hydro boils etc. The system also controls peak kVA demand by shutting down non-essential equipment during peak periods. The beauty is the kVA is now limited to a set point, so budgeting is also easier.
  • Occupancy sensors to control all lights - areas include offices, open areas, meeting rooms, store rooms, toilets and basement parking
  • Power factor correction and harmonic filters were installed which had an immediate effect on the kVA

Menlyn Corporate Office Park

This 27000sq/m  Office park is monitored and controlled by a Building Management System. The requirements were spec'd by Electrical Engineers but the design, installation & commissioning was done by Green Wave Automation. All utilities are monitored and controlled by the BMS system, increasing building efficiency and business continuity.

  • Peak demand management reduces kVA demand during high use periods. This is achieved by throttling back chillers to reduce demand during a 30min period.
  • HVAC, generators, lifts, fire detection, power consumption and temperatures are all monitored via the system
  • All utilities still run independently but are managed by the BMS system
  • Power consumption is measured per floor to allow for accurate cost allocation
  • remote monitoring and communication of equipment alarm conditions, ensures a quick response and business continuity

  • Installation of occupancy sensors to control lights and air-conditioners. Only areas occupied will consume energy. Area types installed in; offices, boardroom, meeting rooms, storerooms, basement parking and corridors
  • Lux level sensor to control entrance and exterior lights, so they only turn on when there is insufficient natural light available
  • BMS system to control geysers, hydro boils and split unit aircons. These are programmed to time schedules so that they do not run when the building is unoccupied.

  • Reprogramming of the new C-Bus lighting control system. This included redesign, programming and commissioning of the system.
  • Lighting, HVAC, Power metering, Access and CCTV are all controlled off one system which can be monitored from a central control point
 
   
Toyota SA  
   
  • Installation of intelligent metering system to analyse energy consumption per utility. Toyota is now able to break down departments into cost centres, identify areas of high demand and allocate costs to cost centres.
  • Accurate power analysis has been crucial in determining control equipment needed
 
Sheraton Hotels  
   
  • Installation of intelligent power metering to analyse consumption of individual utilities i.e. boiler system, lighting, HVAC etc
  • The meter is integrated into the BMS system so equipment can be shut down during peak periods to reduce peak demand and future penalties
 
Ampath Laboratories Head Office  
   
  • Design, installation and commissioning of DALI lighting control system - lights are dimmed or turned off if sufficient natural light is available
  • The lighting control has been integrated into the BMS system, which controls HVAC, geysers, security and CCTV.
  • An intelligent power meter is integrated into the BMS system so equipment can be shut down during peak periods to reduce peak demand and future penalties
 
   
Cadbury's SA  
   
  • Installation of power quality meters to analyse power consumption.
  • Cadbury's was able to accurately measure consumption per utility, assign costs per cost centre and implement control measures to reduce peak demand
